i won't utilise an agent
here, i am one of the lower priced homes
in a million dollar plus neighbourhood

6% on 450,000 ~ is 27,000
- so, that is just way too much to pay someone else to sell it

the downsizers, are looking for a place like this

today, i am going to focus,
on getting rid of contents
~and, see how fast, i can do that
